What is a Planning Set of Small Home Plans?
A planning set will allow you to view the exterior and floor plans of a home design to help you decide if the home will work on your lot. It does not include the foundation, roof or building section details

What Is Included In A Set Of Small Home Plans?
Every set of our small house plans will give you all the information needed to build the home including exterior elevations, detailed floor plans, electric, and foundation. Your builder will make decisions based on your location for heating, plumbing and electrical work.

What is a Reproducible Set of Small Home Plans?
Reproducible blue prints are printed on erasable paper so you can make changes to your plan directly on the plan. Once your changes are made you can create copies for everyone in the building process. Reproducible house plans can still only be used to build one house.

How Many Sets Of Small Home Plans Will I Need?
If you are building directly from the plans, you will probably need 5-8 copies in order to have a set for your builder, mortgage lender, and other parties. We provide reproducible plan sets so you can make as many copies as needed.

Can I Modify the Small Home Plans?
Absolutely! You can order a modification package with your house plan that includes 5 hours of changes. If changes beyond that are needed we charge $75 per hour and the changes will be discussed before being completed.

How Much Does It Cost to Have Modifications Done?
Costs vary depending on the changes you need made. Modifying plans to fit on your site can be ordered on each plan page as well as a package of 5 hours to complete additional changes.

Can I Return The Plans If I Change My Mind?
There are no refunds since you could make illegal copies of the blueprints. If you are unsure you want to build a specific plan, we suggest ordering a planning set first until you make a final decision.

Are the Home Plans Copyrighted?
Absolutely, all plans are the copyright of the original designers and ESmallHousePlans.com. Our house plans cannot be copied or resold.

Is a blueprint license transferable even I did not build the house?
Unfortunately, no, the license you receive will bear the name of the person that ordered the plan, and is nontransferable.

Do your plans satisfy California building codes?
Areas prone to seismic activity, high winds or other environmental factors may have requirements that plans need to be reviewed by a licensed architect or engineer in your location. You can contact your local building department to determine if this is the case in your area and recommend someone. If you do live in one of these areas we can modify the plan to meet your local building codes and work with your builder.
